- GET A WRITTEN BREAKDOWN OF COSTS FROM
THE LAWYER AND FINANCIAL ADVICER.

- MAKE SURE YOUR LAWYER CHECKS NOTA SIMPLE FOR LOANS/OWNERSHIP/LIENS.

- GET LAWYER TO OBTAIN PAID-UP RECEIPTS FOR IBI/PLUS VALIA/COMMUNITY TAX.

- IF BUYING LAND CHECK PLAN PARCIAL FOR WHAT YOU OWN AND BOUNDARIES.

- INSURE YOUR HOME AND CONTENTS.

- BE CAREFUL WHEN TRANSFERRING FUNDS OR CASHING CHEQUES AS THE COSTS CAN BE EXTORTIONATE.

- IF BUYING OFF PLAN , GET THE MONIES PUT IN AN ESCROW ACCOUNT OR HAVE A BANK GUARANTEE FOR THE FUNDS.

DON’T

- PUT DOWN A DEPOSIT UNLESS IT’S SUBJECT TO
GETTING FINANCE AND ITS REFUNDABLE IF YOU
DO NOT GET IT.

- BUY OFF PLAN AND NOT SECURE FINANCE AT THE TIME. (YOU MAY HAVE TO COMPLETE)

- TAKE THE MORTGAGE OFFERED BY A DEVELOPER AS A RIGHT , IT WILL BE UNDERWRITTEN AND MAY NOT BE AVAILABLE.

- DEAL WITH A LAWYER/ESTATE AGENT BASED IN THE SAME OFFICE.

- BE CAREFUL OF RENTAL WEEKS, THE HIGH SEASON IS ONLY 10-12 WEEKS.11 MONTH RENTAL PERIODS ARE MORE SECURE BUT PAY LESS.

- TRUST JUST ANYONE. A REFERRAL FROM A PROFESSIONAL TO ANOTHER IS THE BEST FORM RECOMMENDATION.

- JUST BECAUSE SOMEONE SPEAKS ENGLISH DOES NOT MEAN THEY ARE PROFESSIONAL, CHECK BACKGROUND AND ASK FOR PROOF.

- TAKE YOUR BRAIN OUT, JUST BECAUSE THE SUN IS SHINNING, YOU HAVE LESS PROTECT HERE IF THINGS GO WRONG!!!
