VALUATION COSTS
These will vary according to the cost of the property.
The scales of one major lender are as follows.
Up to 200,000 euros 350 euros
From 200,001 to 400,000 380 euros
From 400,001 to 600,000 420 euros
From 600,001 to 800,000 450 euros
From 800,001 to 1,000,000 480 euros
From 1.0m to 1.5m 555 euros
From 1.5m to 2.0m 605 euros
From 2.0m to 2.5m 680 euros
From 2.5m to 3.0m 855 euros
From 3.0m to 3.5m 1,030 euros
From 3.5m to 4.0m 1,230 euros
ARRANGEMENT FEES
Most
major lenders charge 1.00% to 1.5% of the mortgage amount. However this can be less or more depending on the situation.
PURCHASE COSTS
Lawyers
charge around 1% of the property value. Transfer
tax is around 7%. This can be more for land which is 16%.
New
properties can be charged at 8% ,which includes stamp duty
at 1%. These can vary from region to region
so always get an estimate from your lawyer before you proceed.
Notary fees are according to a local scale, allow 0.5%
to 1%.
Mortgage transfer tax can be approxiamately 1% of property
value or 1.6% of the mortgage amount.
As you can see the taxes and fees are between 10% and 15%
depending
on weather you have a mortgage and the type of transaction.
